Over the past several years, Santa Cruzans have looked on as a stretch of Front Street has embarked on a major transformation — one of the most visible examples of the city’s push to build more housing.

Now, developers say a new 175-unit building along the San Lorenzo riverfront is nearly complete and set to open to tenants by the end of the year. Pricing for the units is not yet publicly available, the project’s developer, Lincoln Property Company, said in an emailed statement. The Dallas-based company is building the 250,000-square-foot property in partnership with Bridge Investment Group of Salt Lake City.

The mixed-use apartment complex at 414 Front St., known as RiverRow, is adding 175 units to Santa Cruz’s housing supply, including 20 units offered at below-market rate. The units include  53 studios, 88 one-bedrooms and 34 two-bedroom apartments. 

The ground floor will feature nine retail spaces, and a below-ground facility will offer parking for 139 residents, along with 29 commercial parking spaces. Of the residential parking, 22 stalls will be equipped with or able to support electric vehicle charging stations. The building will also offer space for 212 bicycles.

There will be an outdoor seating area that overlooks the river, accompanied with a designated food truck space. The company said the building’s design is meant to reflect the architectural styles seen through downtown, noting its mix of coastal and modern visuals.

Leasing at RiverRow is set to begin by the end of this year.
