Property code violations

County officials cite property owners for issues such as substandard housing, illegal uses of buildings, property maintenance, abandoned appliances or furniture, construction without permits, and other issues that affect public safety and quality of life.

  • A code violation notice has been issued for the property at 822 Eaton St., Santa Cruz, under case number NV25418. According to the “CODE COMPLIANCE CASE(S)” section, the violation involves the unpermitted conversion of a duplex into a triplex. The property owner added a third residential unit to a building that was legally established as a two-unit (duplex) residence, without obtaining the necessary permits or approvals from the county. This action is a violation of local building and zoning codes, which require such conversions to undergo review to ensure compliance with safety, zoning, and occupancy regulations. The main issue cited is the unauthorized and unpermitted addition of a third unit to the property.
