Property development

  • The Santa Cruz County Planning Department has formally approved a zoning application for a significant remodel and expansion project at 812 Cresta Vista Way in Aptos. The proposal will transform the existing one-story, 1,470 square foot, 2-bedroom, 1.5-bathroom home (with a 469-square-foot garage) into a two-story residence with a total conditioned floor area of 2,614 square feet. Plans include adding 185.5 square feet to the first floor at the current covered porch to create a new entry and stairway, a 24.5-square-foot covered entry porch, and reconstructing the 282-square-foot rear deck. A new second floor of 958.5 square feet will provide additional bedrooms with walk-in closets, bathrooms, a hall, stairway, and two covered waterproof decks of 137.5 square feet each. The completed home will feature an entry, family room, living room, dining room, kitchen, laundry room, multiple bedrooms and bathrooms, the existing two-car garage, and upgraded septic and landscaping systems. The project required a Coastal Development Permit, Site Development Permit, and a Variance to reduce the front yard setback from 20 feet to between 8.5 and 16.5 feet, and it recognizes structural alterations exceeding 50% of the existing nonconforming structure, which is within 5 feet of a right-of-way. No grading or tree removal is planned, and all disturbed areas will be restored with native vegetation. The property is in a single-family residential zone within the Coastal Zone, served by Soquel Creek Water District and Central Fire Protection District, and the project will comply with green building, energy, and fire safety standards.
