- The Santa Cruz County Planning Department will stop accepting public comments on May 6, regarding a zoning application for a proposed remodel and expansion at 812 Cresta Vista Way in Aptos. The project would transform the existing one-story, 1,470-square-foot, two-bedroom, 1.5-bathroom home (with a 469-square-foot garage) into a two-story residence with a total conditioned floor area of 2,614 square feet. Plans include a 185.5-square-foot first-floor addition at the current porch, a new entry and stairway, a 24.5-square-foot covered entry porch, and reconstruction of the 282-square-foot rear deck. A new 958.5-square-foot second floor would add bedrooms, walk-in closets, bathrooms, a hall, stairway, and two covered waterproof decks (137.5 square feet each). The completed home will feature multiple bedrooms and bathrooms, family and living rooms, dining room, kitchen, laundry, and the existing two-car garage. The project requires a Coastal Development Permit, Site Development Permit, and a Variance to reduce the front yard setback from 20 feet to between 8.5 and 16.5 feet, and will recognize structural alterations exceeding 50% of the existing nonconforming structure, which is within 5 feet of a right-of-way. No grading or tree removal is proposed; disturbed areas will be restored with native vegetation. Upgrades to the septic system, new native and drought-tolerant landscaping, and compliance with green building, energy, and fire safety standards are included. The property is in a single-family residential zone within the Coastal Zone, served by Soquel Creek Water District and Central Fire Protection District.
