Property code violations

County officials cite property owners for issues such as substandard housing, illegal uses of buildings, property maintenance, abandoned appliances or furniture, construction without permits, and other issues that affect public safety and quality of life.

  • A code violation notice has been issued for the property at 2505 Bear Canyon Rd., Los Gatos, under case number NV25416. The violations cited include the construction of a non-permitted “in-law” unit below the main house, use of a questionable power source involving a battery system and generator instead of a standard, permitted electrical connection, and reliance on a wood-burning stove as the primary heat source in the unpermitted unit. Additionally, inspectors noted general property neglect, specifically partially buried roofing material found adjacent to Newell Creek. These violations raise concerns about unpermitted construction and occupancy, electrical and fire safety hazards, and improper property maintenance.

  • A code violation notice has been issued for the property at 2855 Bear Canyon Rd., Los Gatos, under case number NV25417. According to the “CODE COMPLIANCE CASE(S)” section, the violations include the construction of a substandard deck on a single-family dwelling that does not have the required permits and is not recognized in the assessor’s records. Both the deck and the dwelling are considered unpermitted structures, and the deck is specifically described as “substandard,” suggesting it might not comply with safety or building code standards.
