Listed by D. Leilani Williams of Coastal Life Real Estate, the single-family home at 12751 Highway 9 in Boulder Creek officially hit the market Aug. 4. In the listing, the property is described as a “contractor special” as a probate sale — which is made ever more clear from the photos shared of the property itself.

Images of the charred exterior of the three-bedroom home are listed alongside the note that the property and burned structure “have not been cleared or maintained.” With trash, vehicles and overgrowth across the 1,275-square-foot property, the home has been deemed uninhabitable — and would require new homeowners to legally clear and rebuild the home.

To buy the home — currently listed for $178,000 — the purchase would have to agree to do all of their own investigation of the property and the condition of utilities and structures.

The home was previously owned by 76-year-old Wyman Meigs, who could not escape when a blaze broke out at 5 a.m. on Oct. 18, 2020. Meigs had been the home’s second occupant, having purchased the home in 1988 for $19,091, per Redfin data.

Representatives of the Boulder Creek Fire Protection District said Wednesday that the investigation had been closed, with the cause of the fire undetermined.
