Property development
- The Santa Cruz County Planning Department has formally approved a zoning application on January 16, for a project at 770 Via Gaviota in the Aptos Planning Area. The approved project renews a permit for a three-bedroom vacation rental in an existing single-family home, allowing overnight stays of up to 30 days at a time. This renewal extends the permit’s expiration date from December 16, 2025, to December 16, 203. (view application)
Property code violations
County officials cite property owners for issues such as substandard housing, illegal uses of buildings, property maintenance, abandoned appliances or furniture, construction without permits, and other issues that affect public safety and quality of life.
- The property at 1989 Seascape Blvd., Aptos 95003-5828, which was first cited for code violations on September 13, 2023, under case number NV24987, has now resolved all outstanding issues. The violations included multiple inoperable vehicles in the front yard and driveway, piles of debris in the front and side yards, and an unsecured, dilapidated second-story deck that posed safety concerns. To address these violations, the property owner obtained permit B-243832, which authorized the demolition of the unpermitted deck, construction of a new 81 square foot second-story deck, and installation of smoke detectors and carbon monoxide alarms in the existing dwelling. The property owner has been assessed fees that must be paid to the county as part of the resolution process.
- The property at 337 Beach Dr, Aptos 95003-5103, previously cited for building code violations under case number NV25071, has now resolved the cited issues. The violations involved unpermitted construction and remodeling activities, specifically the application of stucco, which were conducted without the required permits. As part of the resolution, the property owner has been assessed fees that must be paid to the county. Moving forward, any issuance of permits for this property will require consultation with the code compliance office, and a “Stop Work” order remains in effect to prevent any further unpermitted construction activities.
Roadwork is affecting traffic in the region
- South Highway 9 at Lorenzo Avenue in San Lorenzo Valley has one lane closed for emergency work. Traffic is being controlled in one direction at a time. This is expected to last until April 1.
- The southbound Highway 1 State Park Avenue off-ramp in Santa Cruz County (Eastside / Live Oak) will be fully closed for soundwall construction starting Monday, January 26 at 9:00 p.m. The closure will last until February 10.
