The proposal would add about 185.5 square feet to the first floor, creating a new entry with a stairway to a newly constructed second floor, a 24.5-square-foot covered entry porch, and a reconstructed 282-square-foot rear deck. The new second floor would add approximately 958.5 square feet, including additional bedrooms with walk-in closets, bathrooms, a hall, stairway, and two covered waterproof decks of about 137.5 square feet each. Once completed, the two-story home would feature an entry, family room, living room, dining room, kitchen, laundry room, multiple bedrooms and bathrooms, an attached two-car garage, and expanded outdoor spaces. The total conditioned floor area would be 2,614 square feet. The project requires a Coastal Development Permit, a Site Development Permit, and a Variance to reduce the front yard setback from the required 20 feet to between 8.5 and 16.5 feet, and it will recognize structural alterations exceeding 50% of the existing nonconforming structure, which is within 5 feet of a right-of-way. No grading or tree removal is proposed, and disturbed areas will be restored with native vegetation. The plans also include upgrades to the septic system, new native and drought-tolerant landscaping, and compliance with green building, energy, and fire safety standards. The property is in a single-family residential zone within the Coastal Zone, served by Soquel Creek Water District and Central Fire Protection District. (view application)
