Property development

  • The Santa Cruz County Planning Department will stop accepting public comments on a zoning application for a project at 141 34th Avenue as of September 5, 2024. The proposed project involves converting an existing second floor into a 480 square-foot Accessory Dwelling Unit (ADU) and constructing a 561 square-foot two-story addition to an existing non-conforming single-family home. The project seeks to delete variances for increased Floor Area Ratio (FAR) and for parking that occupies more than 50% of the front yard, and to add a variance to recognize the existing nonconforming 4-foot front yard setback and allow a second-floor addition above. Additional modifications include relocating skylights, adding a new roof, and updating the exterior materials and colors. Residents are encouraged to submit their comments before the deadline, with a decision expected on or shortly after September 6, 2024. (view application)
