Property development

  • The Santa Cruz County Planning Department is currently reviewing a zoning application for a project at 2606 Chanticleer Ave., which proposes converting the existing warehouse into a facility featuring a commercial kitchen for food distribution and catering. Planned improvements include installing a new commercial kitchen, a prefabricated cooler and freezer, and upgrading power, lighting, and mechanical systems, while the existing two-story office spaces will remain unchanged. The project also involves reconfiguring some storage areas, adding new security fencing and gates, and making minor changes to parking—raising the total number of spaces from 47 to 48 through a shared parking arrangement with the neighboring property. No grading is planned, and the building will remain fully sprinklered. The exterior will largely stay the same, with new doors and windows added as needed. The project requires a minor variation to an existing commercial development permit and an administrative use permit. Residents wishing to submit public comments on this application must do so before the Planning Department’s deadline of Oct. 12. (view application)

Property code violations

County officials cite property owners for issues such as substandard housing, illegal uses of buildings, property maintenance, abandoned appliances or furniture, construction without permits, and other issues that affect public safety and quality of life.

  • A code violation notice has been issued for the property at 521 5th Ave., Santa Cruz, under Code Compliance Case NV25409. The violations include converting the garage to another use without obtaining the necessary county permits, performing unpermitted electrical work to install a hot tub, and placing the hot tub within the required side and rear yard setbacks, which is not allowed under current zoning regulations. These issues involve both unpermitted construction and electrical work, as well as the installation of a structure in areas of the property where it is not permitted.
     
  • A code violation notice has been issued for 610 15th Ave., Santa Cruz, under case number NV25410, processed on Oct. 1. The property was cited for converting a duplex into a fourplex without obtaining the required permits. This violation involves the addition of two extra dwelling units to a structure originally approved as a duplex, increasing the total number of residential units to four without proper review, approval, or inspection by the county. Such unpermitted conversions typically violate zoning regulations and building safety codes, and can affect occupancy limits, fire safety, and utility infrastructure.

  • A domestic disturbance involving battery against a spouse or ex-spouse was reported near the 300 block of Jessie Street, Santa Cruz, at 3 a.m. on Sept. 30. (source)
